That you have the property’s gas appliances and flues checked annually by a qualified Gas Safe registered engineer, such as ourselves. Since new regulations were introduced in April 2018, a landlord must arrange for a gas safety check between 10-12 months after the previous gas safety check.

A Landlord is Required…

To provide a record of the annual gas safety check to the tenants within 28 days of completion, or to new tenants upon the start of their tenancy.

If the Rental Period is Less than 28 Days…

Then you may display a copy of the record in a prominent position within the property. Once this check has been completed, you will be able to get your CP12.


As per the Law…

It is a requirement to undertake maintenance services on a regular basis, so that you can ensure all of your appliances and chimneys are safe and serviced as per the manufacturers’ requirements. Any gas appliance that is owned by tenants, however, are not the landlord’s responsibility.
